Hints and tips when sending documents to your broker
When applying for a mortgage, providing accurate and complete documentation is crucial. It allows your broker to assess your financial position and present your case to lenders effectively. Missing or incorrect documents can cause unnecessary delays or even raise red flags with lenders.
To ensure the process runs smoothly, here are some essential hints and tips for sending documents to your broker. From the format of files to the specific details lenders require, this guide covers everything you need to know to make your application seamless. - Documents must always be sent via email, as pdf attachments. Photographs or screen shots cannot be accepted.
- Copies should be of good quality, clear and able to be read.
- Documents must include all pages, not selected pages as lenders will question why certain pages have been omitted and your broker will be unable to build a full picture of your lifestyle without all the information.
- Bank statements should cover the full month. Depending on how your month falls, this may be from mid-month to mid-month, or from beginning to end of the month.
- Do not blank out any information as this will raise lender suspicion. We have received bank statements whereby the client has blanked out the transactions (!). Lenders are keen to see how you manage your money, so by blanking out information they will assume you have something to hide.
- Passports must be scanned, then emailed as a pdf attachments. This must be the page that contains you picture, personal information, country of birth, valid date, passport number and must also show the long number on the bottom of this page.
- Driving licenses can be used to validate your current address so you must make sure you have updated your address details with the DVLA. The license must also be in date.
- Full credit reports are an essential document to demonstrates how you have managed your finances during the last 6 years. It holds important information on your credit worthiness and will help direct you broker to the most appropriate lender to suit your circumstances. Only full credit reports are acceptable; screenshots of online credit reporting accounts do not show your payment conduct therefore are not sufficient for mortgage lending. - Salary credits for employed clients must correlate with the credits in to your bank account. Any discrepancies will create “red flags” with mortgage lenders so it is imperative these match.
- For self-employed clients, sole traders and directors of Limited Companies, you will be required to provide your last 2 years fully submitted Tax Calculations and Tax Year Overviews, which must correlate. Any discrepancies will create “red flags” with mortgage lenders therefore it is imperative the tax due on both documents matches.
- Limited Company directors will be required to provide the latest 2 years, unaudited full accounts, which can be provided by your accountant. We are unable to accept the accounts showing on the Companies House website as these are filleted versions therefore do not include all the information required.
- If you receive any form of state benefits (Universal Credit, Disability payments/PIP payments, Child benefit etc), and wish to use this within your mortgage affordability, you will be required to provide your latest awards notice and/or corresponding bank statements to evidence this as income.
